A new construction permit has been issued for a 4-story, 8-unit apartment building at 2430 West Gladys Avenue in Near West Side. The permit is currently active but with fees due. The application process started on June 20 and the permit was issued on October 07, taking 109 days to process.
The building will have a basement and 6 unenclosed parking spaces. So far, the owner JRD LLC has paid $375 in fees, which includes $300 for building fees and $75 for zoning. However, $10,194.62 in unpaid fees remain – $4,558.62 in additional building fees, and $5,636 in other fees. The total fee amount is $10,569.62.
Architect Victor Drapszo is behind plan designs. The reported construction cost is $1,077,000. When complete, the property will be a short walk from CTA Stations servicing the Blue Line.

I’m surprised we’re not seeing more infill for this area and the area West of here. I’d expect similar interest as what is happening in Woodlawn.
As soon as the United Center’s re-development actually begins, I think it’s safe to assume the interest will explode.
There’s still so much land to the east, development pressure probably just hasn’t built to the same degree as Woodlawn. That being said, with the proposed redevelopment of the United Center parking lots, I expect lots to be coming soon!
Considering the amount of transportation in the area, the proximity to downtown, and the recent boom of Fulton Market, it is only a matter of time until this area will see a boom of its own. At the moment, the United Center’s parking lots seem to be a solid barrier of all the momentum we are seeing, but, as mentioned by everyone else, once we see the parking lots start being redeveloped, things will change quickly
