Three condominium units at 2115 North Damen Avenue in Bucktown are nearing completion, in anticipation of being open for owners to move in this fall. The four-story building, being built by K/S Homes of Chicago, got a new construction permit from the City of Chicago on March 23, 2022. Two additional permits, one in December 2023 and one in March of this year, were issued to address changes in contractors.

Delivering soon will be one three-bedroom/two-bath condo, and two three-bedroom, two-and-a-half-bath units. Balconies adorn all three upper floors at the front of the building, while one balcony at the rear extends from the third level. The ground floor will hold office space and a four-car garage; an attached three-car garage at the rear will add to the parking total, and will be topped by a roof deck. The residential units will also have a rooftop deck. Hanna Architects is the architect of record; Novo Home Group is the general contractor. The permits, including the most recent one from this year, show an estimated construction cost of $990,000.

The new development replaces a two-and-a-half story mixed-use building that dated back to the 1890s. Real estate listings show it last sold in 2020 for $500,000. It received a demolition permit on June 23 of last year, with Land Enterprises carrying out demo work.

I hope the developers lose money on this venture and Hanna decides to retire.
Why? It seems like it increases density and replaces an unmaintained building that didn’t have much character. Not hating, just genuinely curious why someone would oppose this
I agree. This development is definitely a net positive.
The building standing there before was literally falling apart. Can’t maintain the past if you don’t invest in maintenance
