  1. why is it that south side buildings are mostly small like 3 units while north side buildings are huge

    • Market forces, construction costs, and zoning. The south and west sides have a lot of vacant lots and people are building “by-right” projects (within the existing zoning). Larger construction projects typically require lot consolidation, zoning changes, and more expensive construction types. Single-family, two-, and three-flat buildings use the least expensive style of construction.
