A permit for new construction has been issued for a property located at 4808 South Michigan Avenue in Bronzeville. The permit, which was applied for on June 3 and issued on August 9, allows for the construction of a new three-story, three-unit residential building with a basement and a three-vehicle concrete slab open parking area.
The building will be self-certified by architect Karl Guider. The total fee for the permit is $4,253, with $2,300 paid towards building fees, $75 towards zoning fees, and $1,878 towards other fees. The reported cost of the project is $1,100,000.
The owner of the property is George Marsh of Midlothian. When complete, 4808 South Michigan Avenue will be located a short walk from CTA Stations Servicing the Green and Red Lines.

why is it that south side buildings are mostly small like 3 units while north side buildings are huge
Market forces, construction costs, and zoning. The south and west sides have a lot of vacant lots and people are building “by-right” projects (within the existing zoning). Larger construction projects typically require lot consolidation, zoning changes, and more expensive construction types. Single-family, two-, and three-flat buildings use the least expensive style of construction.
