A permit for new construction has been issued for a property located at 438 East 42nd Place in Canaryville. The permit, which was applied for on December 20, 2023 and issued on July 25, 2024, allows for the construction of a three-story, four-unit residential building with a basement, front and rear balconies at the second story, a rooftop deck, rooftop stair enclosures, and a detached four-vehicle garage with a rooftop deck.
The project will follow the 2019 Chicago Building Code. It was self-certified by architect John Hanna. The total fee for the permit is $11,006.83, with $7,171.83 paid towards building fees, $75 towards zoning fees, and $3,760 towards other fees. The reported cost of the project is $1,550,835.
When complete, 438 East 42nd Place will be located a short walk from a number of bus lines, along with the 47th Street CTA Station, which services the Red Line.
