Potential partial funding has been announced for the affordable housing development at 1237 N California Avenue in West Town. Located on the intersection with W Crystal Street and across the street from Humboldt Park itself, the project will be replacing a now vacant lot. Efforts are being led by the Hispanic Housing Development Corporation with local-firm DesignBridge working on its design.

Sitting just north of the recently topped out 1203 N California Avenue, the project is aimed at working families and seniors who need affordable housing according to the nonprofit developer. The structure itself will rise six-stories and just above 60-feet in height, with an angled streetfront facade featuring large window openings.

The ground floor will boast a corner entry with a community room and 21 vehicle parking spaces, these will be split into between an enclosed garage and various outdoor spots. The floors above will contain 40-residential units made up of 10 one-bedroom, 25 two-bedrooms, and five three-bedroom layouts. These will be available for those making 80-percent AMI or lower.

The streetfront elevation will feature a red-brick facade, contrasted by a similar gray brick side elevation. The project comes with an overall cost of $44 million, the potential funding would come in the form of multifamily program funds totalling $8.7 million. The remainder would be mostly covered via LIHTC funding and a senior construction loan.

While demolition on the site’s previous structure, Casa Puertorriqueña was completed in 2019, Currently a construction timeline is unknown. The developer is yet to commence the approval process as well.
