The City of Chicago has issued a new construction permit for 1800 South Michigan Avenue, a new five-story, 50-unit residential building located in South Loop. The permit, which was applied for on August 2, 2023, was issued on May 23, 2024. It covers the full construction of the building, which will feature brick veneer exterior walls, a spread footing foundation, a metal composite deck podium, and precast concrete plank on floors 3 through the roof.
The total fee for the permit is $49,157.88, which includes a building fee of $42,964.88, a zoning fee of $1,193.00, and other fees totaling $5,000.00. The owner has paid $1,493.00 so far, with the remaining $47,664.88 still unpaid.
The project is being led by Mercy Housing and has been designed by Nia Architects. The architect of record listed as Anthony Akindele. The reported cost of the construction is $17,868,334.00.
When complete, the project will be located steps from stops for the 1, 3, and 4 bus lines. It will also be a short walk from the McCormick Place Metra Station and Cermak-McCormick Place CTA Station, which service the South Shore Line Train and the Green Line, respectively.

I’m confused by this one as there is already a building at 1801 s Wabash. Are they renovating that one?
Yes and yes. They are making that one affordable housing and this one is new construction. Hopefully more and more infills happen in this area and keep going south.
