The permit, granted to MMNT Development LLC and designed by Helen Liptak, allows for the erection of the building with a basement, first-floor rear deck, third-floor private roof deck, and a detached two-vehicle garage with a roof deck. The project also includes the installation of rear wood fences.
The permit was issued on April 26, after a processing time of 26 days. The total permit fee amounts to $4,425.00, with $1,875.00 paid upfront and $2,550.00 remaining unpaid. The reported construction cost for the project is $756,150.00.
When complete, 1450 West School Street will be located steps from bus service for Routes 9, X9, and 77, and a six-minute walk from the Southport CTA Station, which services the Brown Line.

I’ve noticed a number of new builds that are two units instead of the typical 3. Are these essentially duplex up and duplex down with no middle floor simplex?
Also curious how 2 unit HOAs work since usually upper floor units have a slightly higher ownership %, or if these are being built as rentals
Typically, stacked duplexes aren’t condominomized.
