Facade work has begun on The Clybourn, a five-story mixed-use development located at 3140 N Clybourn Avenue in Roscoe Village. The project is a being developed by Range Group and is expected to be completed later this year.

The building, which is situated south of the intersection of Clybourn Avenue, Western Avenue, and Belmont Avenue, will span 55,150 square feet and include 39 rental apartments with one-, two-, and three-bedroom floor plans, as well as ground-floor retail spaces. Level Architecture has designed the building’s exterior, which will feature dark textured facades, inset balconies, metal and aluminum composite material (ACM) accents, and corrugated metal cladding.

Amenities for residents will include a fitness center, an outdoor rooftop terrace, and an indoor community room. The development will also provide 27 on-site parking spots and a ground-floor bicycle storage facility. Public transportation options near the building include bus routes 49, X49, and 77, which are all accessible within a one-minute walk.

McNea & Sons is serving as the general contractor for the project, which has a reported cost of $10 million.

I really hope the facade adds as much articulation as the renderings show. Otherwise, it’ll be a very flat facade.
If they put a coffee shop in the retail space it will do extremely well. Hex Coffee down the street just South of this is constantly busy.
