Construction has risen above street level at 300 N Michigan Avenue, located in The Loop. Planned to rise 523 feet, the tower will stand 47 stories above the intersection of N Michigan Avenue and E Wacker Place. The development is a result of the collaboration by Magellan Development Group and Sterling Bay.

Recent photos show the construction progress on the property. The foundations have been completed, with the tower crane rising above the site. The concrete structure has risen from the basement level up to about the second level above street level. The structural core is rising above the rest of the construction, with the climbing formwork sitting approximately four stories above street level.

All construction traffic looks to be using Lower Wacker Place, Lower N Michigan Avenue, and N Macchesney Court. The only site access at the upper street level is a small gate at the west end of the site along E Wacker Place.

Designed by bKL Architecture, the project will offer 439,400 square feet of space split between the multiple programs in the tower. The base of the tower will hold a 25,000-square-foot retail component. Above the retail component, 280 hotel rooms will be spread across floors six through 15, operated by citizenM. Finally, on top of the hotel portion will be 289 residential units, with residential amenities offered on floor 46. There will also be 22 parking spaces provided below grade.

The tower is a glass-wrapped rectangular massing with its façade defined by horizontal lines wrapping the building. The scale of the patterning of the lines up the façade shifts in response to the building’s program. The tower also expresses the change from the retail podium to the hotel and residential tower portions via the large exposed structural truss.

Linn-Mathes Inc is the general contractor in charge of the construction. With construction breaking ground back in September 2020, the tower is projected to be completed by 2022.

Too plain… this should have been a much more iconic design give the Michigan Avenue location.
Agreed! It’s a shame RAMS didn’t have a shot at designing this. He would have done homage to the neighboring signature icons of Chicago’s golden age.
