Foundation permits have been issued for 453-455 W Briar Place, a new multi-family residential building in Lake View East, marking the official commencement of construction for the development.

When complete, 453-455 W Briar Place will stand 5-stories tall, contain 8 dwelling units, and offer an attached garage with 12 parking spaces for residents. The project has been designed by SGW Architecture in collaboration with the site’s developer, GVP Development. Christopher Michalek is listed as the architect for the permit issued.
The budget for the foundational phase is estimated to be $300,000 and permit fees totaled $12,268. When complete, residents of 453-455 W Briar Place will be located steps from stops for the 77, 134, 143, 151, and 156 bus lines. Beyond that, the Belmont CTA Station, which services the Brown, Purple, and Red Lines, will be a 15 minute walk to the west from the property.

  1. Keep the trees, or add medium – large sized replacements. The urban canopy lack makes it seem cheap and barren.

  2. Tearing down three houses (six units because they are sub-divided) to build 8 units across three lots doesn’t seem like a great trade off.
