A permit has been issued for the construction of a new five-story mixed-use building at 3160 N Broadway in Lake View East. The project will include 17 residential units, an attached garage that can accommodate six vehicles, 17 bicycle parking spaces, and retail space at street level.
DM Real Estate Holdings, LLC, with Samuel Martin as a member, is the owner of this development. Mark Sullivan is listed as the project’s architect. Seminary Construction, LLC has been named as the general contractor.
3160 N Broadway will be within steps of bus stops for Routes 36, 77, 151, and 156. It will also be a 10-minute walk from the Belmont station, which services the Brown Line, Purple Line and Red Lines.
The project has a projected budget of $4,125,000. As for the permit fees, a total of $26,987.75, covering building, zoning, and other associated costs, has been settled. Further details, including design specifics and construction timelines, are yet to be announced.

Does anyone know if this is a tear down where they are simply adding design elements from the old structure to the new one? Originally I was under the impression they were gutting the old and adding floors. The former seems more likely to me but idk
They are taking the facade apart piece by piece, building a taller structure, and then reusing the terra cotta on the new facade. It looks like the old facade will be reutilized on the upper floors but hard to say for sure where exactly.
