A construction permit has been approved for a new mixed-use development located at 3911 S Vincennes Avenue in Bronzeville. This four-story masonry edifice will provide a total of 18 residential units, coupled with ground-floor office space, replacing the previously vacant grass lot.
The property, owned by United S.E.E.D. LLC, is being designed by Christopher G. Boehm of 360 Design Studio. The development will have a variety of amenities including an elevator, nine-vehicle parking garage, sprinkler and electrical rooms, a six-foot-tall wood fence, a masonry trash enclosure, and provisions for 18 open bike spaces.
As for the transit options, the adjacent intersection of Pershing & Vincennes offers bus service for Route 39. Also within walking distance is Route 3 via a six-minute walk west and Routes X4 and 4 via a seven-minute walk west. Meanwhile, the Green Line is available at Indiana station via an 11-minute walk southwest.
MPI Contracting Inc will serve as the general contractor for the project. As of now, no estimated completion date has been provided. The total permit fee amounts to $27,463.14, while the total reported cost of construction has been listed as $2 million.
