Construction has reached its pinnacle for 225 N Elizabeth Street, a new 28-story high rise in Fulton Market. Taking shape on what was formerly the two-story Krueger Sausage Factory at the corner of Fulton and Elizabeth Streets, this mixed-use project is a collaborative effort between Sterling Bay and Ascentris.

The upcoming 304-foot-tall building will accommodate 350 residential units, of which 70 affordable units will meet Chicago’s 20 percent Affordable Requirements Ordinance (ARO). These homes will be designated for affordability up to 60 percent of the area’s median income. The residential part of the building will offer 67 studios, 207 one-bedroom, and 76 two- or three-bedroom apartments. In addition, the construction project includes 10,000 square feet of retail space located on the ground floor.

225 N Elizabeth Street will offer numerous amenities, including a a resident lounge and fitness center, a nearly 27,000-square-foot terrace with four exterior kitchens, fire pits, outdoor dining areas, a large pool and a dog run. Parking provisions include 95 vehicle spaces and 199 bicycle spots.

The building’s design is the work of Hartshorne Plunkard Architecture and features a glass facade with interlocking dark metal panels. The tower reaches 304 feet and stands on a large podium occupying nearly the entirety of the site.

The development’s location provides convenient access to several forms of public transportation. Numerous bus routes, including Routes 8, 20, 56, and 65, are available near the site. Morgan station, serving the Green and Pink Lines, is a 10-minute walk east.

McHugh Construction oversees the construction as the general contractor, with a reported budget of $110 million. A full completion is expected in the summer of 2024.

  2. So are 70 units going to be affordable here? It’s written in a weird way that dosen’t confirm it. We need homes for people.

      Definitely could happen in a subsequent market cycle, especially considering that we already have three proposed towers reaching two-thirds of that height

  4. This may have been covered in a previous article, but what’s happening with Revel? Is that building getting torn down?

  5. It’s my understanding that all new developments need to meet new stormwater requirements (I’m more familiar with the DuPage stormwater ordinance than MWRD). It would be interesting to see how all of this new development will affect flooding. Conceivably, a bunch of development on formerly impervious lots will dramatically improve flood resilience in the West Loop.
