A construction permit has been granted for a new residential development at 723 N Waller Avenue in the South Austin neighborhood. The listed owner, GT Alternatives LLC, has planned for a two-story building with three dwelling units and a basement level. The green-lit plans will be replacing what is a currently vacant grass lot, which had at one point contained a smaller residential building.
The listed architect of record for the project is Peter Sterniuk. As for the design, no drawings or renderings have yet been posted. For on-site parking, the filing has also indicated that there will be a two-vehicle garage and one outdoor parking space.
The property is situated just south of the Chicago Avenue corridor, with service for Route 66 via Chicago & Wallace, a two-minute walk north. The closest L service is the Green Line at Central Station, a 10-minute walk south.
GT Alternatives LLC is also serving as general contractor, with a reported construction cost of $250,000. An estimated completion date has not been announced.

These are some of my favorite projects: seeing reinvestment in neighborhoods. These are naturally affordable units that can bring back population density to support a vibrant local economy.
