Construction permits have been issued for a three-story residential building at 3329 N Avenue, near the western edge of Avondale. The new structure will replace a two-story brick residential building, whose demolition permits were issued in July of last year.
Developed and owned by Michael V. Navarrete, the project will consist of six units, six parking spaces, and an attached trash enclosure. While no renderings have yet been revealed, Chicago-based Luis A. Martinez is listed as the architect of record.
The site faces west onto N Avers, located on the block between the two cross streets of W Roscoe Street and W School Street. A four-minute walk south is the angled intersection of W Belmont Avenue and N Milwaukee Avenue, surrounded by a variety of retail and dining options as well as Federico Garcia Lorca Elementary School. Outdoor space in the vicinity includes Parkview Park, located less than a two-minute walk south.
Three bus routes can be found within a 10-minute walk of the property. The northwest and southeast-bound Route 56 is accessible via a four-minute walk southwest to Milwaukee & Springfield. Also located to the south is Belmont & Milwaukee, serviced by the east and westbound Route 77. Lastly, the north and southbound Route 53 is a five-minute walk northwest to Pulaski & Roscoe. For those wishing to access the CTA L Blue Line, Addison station can be found a 12-minute walk northeast, while Belmont station is a 15-minute walk southeast.
GLD Inc. is serving as the general contractor for the $1,450,000 project. No timeline has yet been revealed.
