Exterior Wall Underway at Peoria Green in West Loop

Work on the exterior wall has climbed the western face of the Peoria Green development, a six-story condominium project at 123 S Peoria Street in West Loop. Planned by ZSD Corporation, the building squeezes within an irregularly shaped lot, requiring it to split into adjacent east and west wings. ZSD Corporation plans for 17 units spread across its 70,000 square feet, ranging from four- to five-bedrooms. Prices range between $1.8 million and $3 million, according to the development website which also lists units are 90 percent sold. In January Crain’s reported that given the unexpected demand in sales, the developers altered the original programming to include more higher-priced units.

Peoria Green’s architect, Sullivan Goulette & Wilson, has kept a consistent dark-gray brick and loft-style window facade throughout the design. Private outdoor balcony space is stacked along its corners and edges, included with every condo. Other features include city and park views, Italian cabinetry, and two parking spaces per unit.

The development consists of two addresses: 123 S Peoria Street on the west and 128 S Green Street on the east. The west-facing side lies just across Peoria Street from the 2.7-acre Mary Bartelme Park. For bus access within a five-minute walking radius, Route 20’s Madison & Peoria stop can be found to the north, Route 8’s Halsted & Monroe to the east, and both of Route 126’s east and westbound stops to the south. The nearest station for the CTA L Blue Line, meanwhile, is UIC-Halsted station via a seven-minute walk south. The Green and Pink Lines can be accessed via Morgan station, which is an 11-minute walk north.

Construction photos show the exterior wall enclosing the majority of the west wing, with most of its windows at least partially installed. Meanwhile, the larger east wing has reached its steel frame. Maris Construction is serving as the general contractor for the construction, which will have a staggered opening from December 2020 to March 2021, according to a listing on WestLoopCondos.
