Demolition is complete for a two-story masonry building, clearing the way for a four-story mixed-use development at 3322 N Halsted Street in Lake View East. Developer and owner Lion Halsted 3 LLC has planned for seven rental apartments atop 814 square feet of ground-floor retail. There will be five on-site bike spots and two parking spaces.

The 3,125-square-foot site was previously occupied by a vacant multi-story family development, which has since been demolished. Prior to approval, the parcel was rezoned from C1-2 Neighborhood Commercial District to C1-3 Neighborhood Commercial District, thereby allowing the development to proceed.

At just over 54 feet in height, the new structure will take on a masonry design to reflect the surrounding context. With SPACE Architects + Planners as project architect, the ground floor will be clad in limestone while the upper floors will have a brick facade. Other features include a limestone cornice piece at the top, inset balconies with metal railings, and expansive windows.

Nearest bus transit includes stops for Route 8 both one block north at Halsted & Roscoe and one block south at Halsted & Aldine. Service for Route 22 can also be found via a four-minute walk southwest to Clark & Aldine, while Route 36 is a six-minute walk east to Broadway & Roscoe. Anyone looking to board L trains will have access to the Red, Brown, and Purple Lines via a seven-minute walk southwest.

Precision Excavation has served as the wrecking contractor. However, based on the issued demolition permit, it is unclear if the company will remain as general contractor once work begins. As of now, no permits have been filed or issued, and an expected completion date is not yet known.

  1. They have access to Red, Brown, and Purple lines, not Green.

  2. I owned this property for 28 years! I operated my insurance agency on the street level spsce, and always had a tenant on floor 2. . When I sold it, a tenant moved in the office space, so the building has only been vacant for 6-7 months. I’m confident the building that’s being built will be a great addition to the neighborhood!

    Were you approached by developers or did you already know someone? I’m always curious how that happens
