With its outer walls now in place, a five-story mixed-use building is awaiting final facade work at 2709 W Division Street in West Town. Planned by Brinshore Development, the structure will provide a total of 24 residential units atop a theater and ground-level retail.

Named the Nancy Y. Franco Maldonado Paseo Boricua Arts Building, the building pays homage to the late wife of Alderman Roberto Maldonado, who has long supported arts-oriented development. The project was able to proceed due to a new ordinance by Mayor Lightfoot allowing for up to $12 million in tax-exempt housing bonds. The new structure is set to replace four low-rise buildings demolished last year.

Eight of the units will be under 600 square feet, while the remaining 12 will vary in size from 600 to 1,200 square feet. Urbanworks is behind the design, which features a series of arches along the first floor and a white exterior wall with wood paneling integrated throughout.

Closest bus transit is accessible for Route 70 via the intersection of Division & Washtenaw, just steps from the property. Additional stops for Route 94 are located a three-minute walk west to California & Division.

Drive Construction is the general contractor behind the approximately $6 million project. A full completion is anticipated for later this year.
