A new permit was issued yesterday for a new four-story mixed-use building at 3001 W Cermak Road in the South Lawndale neighborhood. Paul Tsakiris is listed as the permit owner and plans indicate this project will yield a total of six dwelling units and two commercial spaces. Plans indicate the presence of an elevator and a nine-car attached garage on the first floor. The development site is currently used for parking.
Ivan Kutlesa of Kutlesa/Hernandez Architects is listed as the architect of record for this project. While there aren’t any further details available at this time, the permit does indicate the presence of brick and masonry contractors.
Transportation is readily available with the nearest bus service available for Route 21 at the Cermak & Marshall Boulevard stop via a three-minute walk east. The CTA Pink Line can also be accessed at the Kedzie station via a nine-minute walk northwest. There are several retail, dining, and social options in the vicinity, many of which are located within walking distance along Cermak Road and the neighboring side streets.
All Tech Builders & Restoration Company will act as the general contractor for the $1.8 million construction. A full timeline and an anticipated completion date have not yet been revealed.
