A permit was approved late last week for a new three-story residential building to be located at 3651 N Damen Avenue in North Center. The owner is listed under the name 3651 Damen LLC, with plans for three total units and a three-car garage. The building will be replacing a two-story brick residence.
Michael S. Cox is the listed architect of record. No drawings or renderings have yet been revealed, though the filing description has indicated a masonry exterior.
Closest bus service for Route 50 can be found at Damen & Waveland just paces to the north. Meanwhile, those looking to board buses for Route 152 will find stops at Addison & Damen via a three-minute walk south. For those looking to board the CTA L, the Brown Line at Addison station is available via a five-minute southeast.
Various retail and dining options are also in the vicinity, located along N Lincoln Avenue within a five-minute walk east. Also along Lincoln close to Addison station is Lois Klein Park, which houses a large playground.
Mangan Builders Inc will serve as general contractor for the $700,000 construction. Full timeline details and an anticipated completion date have not yet been revealed.

Man this is a joke! No way that beautiful building is getting demolished. All these vacant lots in the city and we’re tearing down good architecture, smh.
That is the Chicago way. So many underutilized, suburban and vacant lots but they’ll demo an historic home with charm to build another in its place, probably with those huge framed balconies fronting the street. Of course the city doesn’t step in to punish these practices.
