Caisson permits have been issued for a new five-story mixed-income residential development known as Casa Durango, located at 1858 S Racine Avenue in Pilsen. The current plans comprise of a total of 37 apartments and 1,610 square feet of retail. The Resurrection Project is the developer, received approval in 2019 to convert the zoning designation from B3-2 Community Shopping District to B2-3 Neighborhood Mixed-Use District.
Apartments will range in size from one bedrooms to three bedrooms, and will accommodate residence making up to 60 percent of the Area Median Income. Parking will offer 27 spaces and room for bike storage.
The permit lists Gabriel Ignacio Dziekiewicz of the Chicago-based firm DesignBridge as the architect of record. Most recent renderings show a mixed-material facade, with brick cladding the first four floors and metal paneling lining the top floor. The exterior will also include space for a new mosaic piece facing onto Racine.
For public transportation, future residents will have bus access to Route 18, available via a three-minute walk north. Additional access can be found at Loomis & 18th Street, located via a seven-minute walk northwest. For rail service, those looking to board the Pink Line will find service at 18th station via a 15-minute walk northwest. The Metra also lies within walking distance, with the BNSF line available at Halsted station via a 15-minute walk northeast.
Various parks will offer nearby green space, with Throop Park a four-minute walk northwest and Dvorak Park a four-minute walk southeast. The nearby 18th Street corridor also provides a mix of bars, restaurants, and retail spanning the width of the Pilsen neighborhood.
The current caisson stage is expected to cost $150,000, with Linn-Mathes Inc. as the general contractor. Full construction permits have been filed, but not yet issued. The exact completion date has not yet been announced.
