The Chicago Plan Commission has approved a planned residential development located at 3006 E 78th Street in South Shore. Currently a vacant lot, the property is located along E 78th Street fronting the adjacent Rainbow Beach Park. Elam Industries LLC is the developer behind the project.
Designed by ID Architecture PC, the new construction will consist of a four-story entirely residential building. The structure will hold 10 condominiums paired with 10 parking spaces Eight of the parking spaces will be located on the interior of the ground floor with the remaining two located outside. The unit mix will consist of two- and three-bedroom residences.
The masonry building was conceived as a condominium building that orients itself towards the park to maximize the site and views. Planned from the inside out, units will have high ceilings and large windows, while the exterior will match the context of the surrounding masonry buildings. The east facade is angled with a courtyard element introduced to provide light to the interior of the homes. Balconies protrude from the east elevation.
The commission approved the project’s Lakefront Protection Ordinance (LPO) application, and it required no rezoning or Planned Development. It acquired approval from the Zoning Board of Appeals in September 2020 to allow for smaller setbacks for the structure from the respective property lines. The $7 million plan is expected to begin construction in summer 2021 with work expected to be completed in spring 2022.
