Construction Continues at 3115 N Broadway in Lakeview East

Work is continuing to progress for the adaptive reuse of an existing art-deco style building at 3115 N Broadway in Lakeview East. With JSM Venture Inc. as the owner, the existing five-story parking garage will have two new stories added and be retrofitted to accommodate ground-level retail and 72 apartment units.

Hirsch MPG is behind the design for the changes to the original 1928 structure. The first two floors will now be wrapped in a stone facade, while the upper floors will have the original concrete walls, decorative spandrels, and cornice refurbished. The added sixth floor will be partially enveloped by the original building’s concrete parapet, while the added seventh floor will be clad in cement board and bring the structure’s new height to 74 feet. Meanwhile, other design elements will include a new rooftop terrace and enclosure, added balcony spaces, and a green roof.

While on-site parking will provide 56 spaces, residents will also have various other transportation options in the near vicinity. Bus service for Route 36 can be found at the site’s adjacent Broadway & Barry intersection. Additional buses within a 10-minute walking radius include Routes 8, 22, 76, 77, 134, 135, 143, 151, and 156. CTA L transit is available for the Red, Brown, and Purple Lines at Belmont station, a 12-minute walk northwest.

Located along the Broadway commercial corridor, the development is close to a wide array of retail, bars, and dining options. Within a 10-minute walk east is the Belmont Harbor area, with venues such as the Diversey Driving Range & Mini Golf and the Lincoln Park Tennis Association.

Since the last March update, a concrete core has been constructed and can now be seen rising above the original roofline. FBN Construction LLC is serving as general contractor for the reportedly $6 million conversion. An anticipated completion date for the project has not been announced.
