Construction permits have been issued for a four-story residential building located at 4853 N Christiana Avenue in Albany Park. Guide One LLC is the listed owner, who plans four total units, a rear open staircase, and four parking spaces. The property was formerly a two-floor frame residential building, which received a demolition permits last September.
Thomas Budzik of Thomas Architects is the architect of record. Neither drawings nor renderings have yet been revealed, though multiple masonry contractors suggest a possible brick or stone exterior.
For bus transit, residents will find nearby north and southbound service for Routes 82 and 93, which can be found at the Kimball & Ainslie intersection a two-minute walk west. Additional nearby service is comprised of Route 81, located via a three-minute walk southwest to the intersection of Lawrence & Kimball. As far as CTA L service, those wishing to access the Brown Line will find Kimball station a three-minute walk southwest.
Outdoor spaces in the vicinity include Ronan Park, River Park, Jensen Park, and Field Park. Theodore Roosevelt High School is also within a 10-minute walk of the site.
Americare Healthcare Construction Company is serving as general contractor for the $940,000 development. A full completion timeline is not currently known.
