One of two three-flat permits with application start dates of July 30 has cleared the Chicago Data Portal, allowing a developer using an LLC to begin construction. A three-story, three-unit building was permitted for 5717 South Calumet in Washington Park on October 7, 69 days after the app. Linden View LLC, for which the permit uses the same address as the project’s address, is named as the property owner.

Limited details in the permit include only that this will be built slab-on-grade (no lower level) and have a three-story rear open metal porch. There is no specification as to frame or masonry construction, and neither surface parking nor a garage are mentioned. The second permit is for the adjacent lot to the north at 5715 South Calumet; it is as low on detail as the first. Prashanth Mahakali of PMPC Architects is listed as the architect of record, with Real View Design & Development LLC shown as the general contractor; the permit uses the same mailing address on West Roscoe Street for both organizations. The reported cost for 5717 is $700,000; though not included in the pending permit, the reported cost for 5715 will likely be the same.

The subject parcels, located just one block west of the namesake Washington Park, have been vacant since at least 2009, which is as far back as Street View allows us to search. There is a public alley running north-south behind the properties between 57th and 58th Streets, so parking would be easily accessible if it is added at a later date.

Residents of 5715 and 5717 will live a block from north-south CTA service via Route 3 buses to the east along South King Drive. A two-block walk north leads to stops for the #55 bus as well as the Garfield Green Line elevated platform. Commuters who prefer to use the Red Line can utilize 55 buses to connect with the Garfield station about one mile west at the Dan Ryan Expressway.

  1. So much space…..

  2. What can attract investors to built on the thousands of plots in Washington Park? Land prices are cheap. Zoning is already established. What’s missing?
