Plans are advancing for the residential conversion of an existing office building at 212 East Ohio Street in Streeterville. Originally revealed back in March, the project calls for the redevelopment of the upper levels of a multi-use commercial building located mid-block between North Fairbanks Court and North St. Clair Street.

Earlier this month, the Chicago City Council approved conversion plans led by developer Curbed Real Estate and architecture firm Gansari & Associates. The five-story building contains 28,000 square feet of space, including a ground-floor restaurant space which will be preserved. The former office lobby will become the new entrance for residents.

The upper four floors were most recently leased by @Properties; these will be fully demolished and rebuilt as 28 residential units. Those will be made up of 24 one-bedroom and four two-bedroom layouts. Because of the linear mid-block nature of the building, all bedrooms will utilize borrowed light, as window space is limited.

While there will be no on-site parking or shared outdoor space, future residents will have access to a large fitness center and bike parking room on the basement level. The approval allows for certain variances but does not change the overall zoning; thus, no affordable units are required. The team can now proceed to pull permits, though no timeline has been revealed.
