Another Three-Flat Permitted On 3100 Block Of West Monroe In East Garfield Park

A vacant parcel of land that received permission last year for a pair of three-flat residences on West Monroe Street in East Garfield Park will now see a third building erected. Truth Properties LLC got permits for 3155 and 3157 West Monroe Street in September, and on June 8 another was issued, this time for 3151 West Monroe. Its application date is April 3, and it came through 66 days later with a reported cost of $500,000.

The new permit shows Guider Group LLC as the architect of record, and Brooks Development Group LLC as the general contractor, neither of whom were involved with the 2025 permits. On the way is a three-story, three-unit brick & frame structure with a three-level stairway with decks at the rear. A three-space parking pad and three bicycle spaces will be included, with wood and iron fencing enclosing the property.

The most recent Google Street View images from November show foundation work underway for the first two buildings at 3155 and 3157 West Monroe. It is not yet clear if these will be rental apartments or for-sale condominiums. Many recent three-flat constructions have been for sale as an entire building, with new owners then leasing out individual units to renters.

The Kedzie Green Line platform and the Kedzie-Homan Blue Line platform are both within four-block walks of the two new buildings. The CTA’s Route 52 bus, less than a block west at Kedzie Avenue, can be used to connect with both trains. Route 126 buses are also available on Kedzie, and the 20 Madison bus is one block north.

  1. Gentrification will have to proceed much further before anyone will be selling condos in Garfield Park. That’s at least a decade away at the current rate.
