Two Demolitions Will Yield Three Residential Buildings On West Foster Avenue In Uptown

As a pair of demolition permits await approval, the first of three new residential buildings for the 1300 block of West Foster Avenue in Uptown has been cleared for construction. A three-story plus basement, six-unit residence was permitted by the city on April 27 for 1351 West Foster. It will be bookended by two more multi-unit buildings once demolitions are carried out.

Longford Construction is the developer and general contractor for all three buildings, working with designs by Stoneberg + Gross Architects. We’ve seen this team in Uptown recently working on single-family homes on North Greenview Avenue. This time around, they’ll deliver 16 units starting with 1351 West Foster. That permit carries with it an $822,000 reported cost, and is to include a detached six-car garage with a rooftop deck. The residential structure  will have “private occupiable roof decks” plural, with a rooftop stair penthouse/enclosure. Whether for owners or renters isn’t specified, but the one-to-one parking ratio indicates these may well be for-sale condos.

The two additional construction permits have been pending in the Chicago Data Portal since this past winter. 1347 West Foster, pending since January 6, will be another six-unit building with identical specs to the first. On the southeast corner of Foster and Glenwood Avenues, 1355 West Foster will be a three-story, four-unit building. It will have a four-car garage on the alley, and both structures will be topped by roof decks. That permit has been pending since December 16.

The single-story commercial building at 1347 and the two-story building on the corner have demolition permits pending since January 14. DemoX will provide demo contracting once those are issued. Per Realtor.com, the two properties sold three days before Christmas 2025 for $2.3 million.

While these 16 units will each be allocated one indoor parking space, residents will also have convenient access to CTA transit. Eastbound and westbound Route 92 buses stop on the corner. Route 22 buses are available less than two blocks west at North Clark Street, and the #36 is available less than three blocks east at North Broadway. The Berwyn Red Line elevated platform is a little less than half a mile northeast.

    Why oh why is the corner building shorter than the other 2?

    I get that it is 4 units because the lot is 13.5′ narrower, but that seemed perfect for a 3.5 story building with 4 duplex units.
