Permission has been granted by the City of Chicago to construct a three-flat residential building at 2743 North Greenview Avenue on the north edge of the Lincoln Park Community Area. Issued on February 26 after it was added to the Chicago Data Portal just 16 days prior, the permit calls for a three-story plus basement, three-unit structure. It comes through with a reported cost of $1,125,150 for the work associated with the permit.

The developer is named in the permit as 2702 Greenview LLC, an entity registered to a Blue Island address, with Hanna Architects working on the design and TM1 Construction of Burbank, IL assigned to general contracting duties. We saw this trio previously when a permit was issued to replace Danny’s Tavern in Bucktown. For the Greenview build, there is to be a rooftop deck with a stair enclosure, a first-floor rear terrace, and a rear stairway connecting porches on the second and third levels. Front balconies on the two upper floors will provide additional outdoor space. A detached three-car garage off the dead-end alley at the back of the property will also have a roof deck.

The previous home at 2743 North Greenview was built in 1885. According to real estate records, the LLC closed on the property in January at a price of $950,000, purchasing it from another LLC. The detached frame garage was permitted for demolition in November of last year. The home, which had a noticeable list toward its next-door neighbor to the north, was permitted for demolition on January 8 of this year. B & K Concrete, which the permit shows at the same Blue Island address as the developer, handled both demolitions. The reported cost to tear down the home was $16,000, and for the garage, $2,000.

The subject parcel lies near the north end of a long residential block between West Diversey Parkway to the north and West Wrightwood Avenue to the south, but sits just one door south of an east-west alley that then cuts behind the lot. That north-south portion of the alley comes to a dead end behind the house at 2731 North Greenview.

      At least this time 3 new families will have an opportunity to live here, as opposed to the teardowns of historic homes in nearby North Center, where the vast majority have just been replaced by characterless bland faux-barn mansions.

    Well, with the building sagging, it would cost more to correct the sag than it would be worth. Nevertheless, it is a beautiful building. I hope they can salvage as much from the building as they can. I wish I could get some of its vintage woodwork to use in my home.
