A Schaumburg developer received permits to construct five three-flat residential buildings in North Lawndale on March 12. Using the entity of Missing Middle Chicago LLC, Alteza Group LLC will fill four vacant lots with the five buildings spread out over a six-block area of the neighborhood. All five permits were filed for between February 2 and February 10 of this year.

A vacant corner lot at West Douglas Boulevard and South Millard Avenue will reap the benefits of two of the three-flat permits. 3635 and 3637 West Douglas are identical in detail, as are the three others, showing only that they’ll be three-story, three-unit buildings with R-5 occupancy. R-5 if specifically designated for single-family, two-unit, and three-unit homes. The only difference in the two permits is the $250,000 reported cost for 3635, and the $500,000 figure for 3637. It is not clear why there is a cost discrepancy.

Four blocks to the west, another $250,000 three-flat was permitted for 1524 South Avers Avenue. Across the alley behind that one, just to the north, will be three new units at 1501 South Springfield Avenue. That project also includes the larger $500,000 reported cost.

Three blocks to the south, the last of the five permits is for 1859 South Springfield Avenue. Its reported cost is $250,000. There are no outdoor decks, patios, or balconies mentioned for any of the new homes. None of the permits address parking, whether in garages or on concrete slabs, but all four lots are within convenient walking distance of Pink Line trains at the Pulaski and Central Park platforms to the south.

Architectonic Solutions in listed as the architect of record, and Alteza Group will do their own general contracting work. It is not known if these will be rental apartments or for-sale condos, nor if they’ll be constructed simultaneously.
