An Oak Park builder has received permissions to construct a pair of three-flat residential buildings on South Kedvale Avenue in North Lawndale. Visionary Rehabbing & Real Estate got two permits on March 11 to erect three-story, three-unit homes at 1231 and 1233 South Kedvale. This is their third project on the block; they received a three-flat permit for 1249 South Kedvale in January of last year.

Each structure is to have rear open decks on the second and third floors connected by an egress stairway. Three slab parking spaces will be provided on the alley behind the lots, and privacy fencing will enclose the rear yards. Michael Cox & Associates is named as the architect of record, and Visionary Rehabbing will perform their own general contracting services. The two permits contain identical language, but 1233 is shown with a reported cost of $650,000 and 1231 cites a $400,00 reported cost. It is not clear why there is such a discrepancy between the two figures.

The two subject parcels lie mid-block between West Roosevelt Road to the north and West 13th Street to the south. They have been vacant since emergency demolition permits were issued for two homes on May 26, 2016. The right-angled alley behind them can be accessed from 13th Street and from Kedvale Avenue.

The property at 1249 South Kedvale was permitted on January 29, 2025 with a reported cost of $600,000. Michael Cox & Associates was the architect of record for Visionary here as well. There are active real estate listings for rental units in that building. It is presumed the two new three-flats will also be rental apartments.

Tenants of 1231 and 1233 South Kedvale will reside less than a block from CTA bus service via Route 12 along Roosevelt Road. For north-south travel, #53 buses stop three blocks east on South Pulaski Road. Route 53 buses can be used to connect with the Pulaski Blue Line elevated train about three-quarters of a mile to the northeast. The Pulaski Pink Line is one mile to the southeast.

  1. That architecture leaves a lot to be desired, but the neighborhood getting 6 new 3 bedroom units, & 3 more 4 bed units for under $2m investment is a definite win for the neighborhood. If enough of the empty lots between 13th & the Altenheim get built out, hopefully that will lead to the missing teeth along Roosevelt getting filled in too.

    Love to see the density but I laughed out loud at the picture of 1249. It’s like how my five year old draws a house. Obviously still a win, but had to share that.
