The City of Chicago has issued a permit to begin construction of a three-flat residential building at 5167 South Michigan Avenue in the Washington Park neighborhood. A private property owner from Northfield applied for the permit in September of last year, and it came through on February 3 with a reported cost of $400,000.

The mid-block site between 51st and 52nd Streets is vacant, but in Google photos, particularly in overhead satellite images, the outline of a previous foundation is clearly visible. Those will be dug up and replaced with a three-story on grade, three-unit building of frame construction. Parking and a fence are mentioned but not detailed. The permit indicates the inclusion of new electrical, plumbing, and HVAC, features found in many new construction projects. Kathryn Shahbaz Obrien is named as the architect of record, and Restoration Lincoln Park LLC of Winnetka as the general contractor.

An identical permit was issued January 15 for a twin development next door at 5165 South Michigan. The only variation in that permit is the specification that the included parking will be on a concrete slab. It is possible that a demolition permit will be required to remove the old foundations.

Residents of 5167 South Michigan will live less than four blocks from the 51st Green Line platform to the northeast on East 51st Street between Prairie and Calumet Avenues. At the north end of their block, the CTA’s Route 15 bus makes stops along 51st Street. For north-south travel, the #21 bus is available two blocks west at South State Street.

    That seems like a shockingly low amount of units considering this is a 52′ x 160′ lot with an RM-5 zoning. That would allow for 20 units & a height of 47′ as of right.

    If they are maxing out the FAR, then these would be 5.5k sf units, which seems extremely unlikely. If they are we should expect these to be 5 or 6 bedroom homes. Is it possible that this lot has been subdivided, but that the subdivision has not been recorded yet?
