A single-story commercial building at 1802 West Chicago Avenue in West Town will soon be replaced by six residential units atop retail space. An application for a construction permit on the site was applied for on September 5 of last year, and it came through on February 3 with a reported cost of $1.7 million.

The four-story, six-unit building was designed by Michael Cox & Associates for developer NGN Construction of Palos Park. The first level will contain a single commercial space plus parking for seven cars, a residential lobby and storge area, and a masonry trash enclosure. The garage spaces will be accessed from the alley at the rear of the parcel off North Wood Street.

Outdoor space will be provided by recessed decks on the three upper floors facing south over Chicago Avenue, metal decks facing the alley, and a private deck atop the fourth floor. NGN Construction will handle their own general contracting duties. The property sits just off the corner of Chicago and Wood, and spans 1802 through 1806 West Chicago. A demolition permit will be required to raze the existing structure, but as of Wednesday, February 4, it had not yet been issued.

1802 West Chicago is well located for CTA bus service, with stops for the #66 Chicago bus on this same intersection. A two-block walk west leads to north-south Route 50 buses at Damen Avenue, and #9 and X9 buses are available two block east at Ashland Avenue. Those Ashland buses can be used to connect with the Division Blue Line subway station four blocks north, or ride the #66 one mile east to the Chicago station.

  1. Nice added density. Looking on Google Maps, the single-story building is pretty out of place with the rest of the stretch. A four-story will align well with the buildings directly across from it
