When we took a walk through West Town’s 455 North Carpenter back in early October 2025, construction had reached the fourth story, with topping out anticipated by the end of that month. True to form, the five-story, 72-unit residential building from Range Group has reached full height, and the majority of window panes have been installed on the exterior.

McNea & Sons Construction is the general contractor here, and along with the glass progress, they’ve done some fancy brickwork around the first story of the structure. Also prominent are the openings on the corner of Grand Avenue and Carpenter Street that will have inset balconies, and the open balcony spaces on the west facade. 455 North Carpenter is expected to be open to tenants this spring.

Hartshorne Plunkard Architecture designed the development, which replaces the former Allied Valve Industries building demolished in fall 2024. The building will include a single ground-floor retail space with its entrance on the main corner. In addition to retail, the first floor will include a 33-space parking garage, bicycle storage, and the residential lobby. Resident amenities will include a rooftop lounge with skyline views, grilling stations, and outdoor seating. A fitness studio and co-working space are located on the second floor, complemented by conveniences like package storage and a dog-washing station.

Residents of 455 North Carpenter will find stops for the CTA’s Route 65 bus located right outside their door. They can use that bus to connect to the Grand Blue Line subway station just under half a mile to the east. Routes 8 and 56 buses are also available at that same junction of Grand/Milwaukee/Halsted.

Hi Daniel, do you know if there has been any update on 1150 W. Lake? I feel like nothing has moved there in a while, but it would be nice to see something finally happen.
I’m not aware of any news for that lot, only the site immediately north at 215 North Racine.

The brick looks pretty cool and a decent building to help urbanize Grand Ave here. I love seeing the 370 Morgan highrise in the background. The neighborhood’s slowly but surely growing with solid infill and an expansion of Chicago’s highrise core!
