Developer Scores Permits For Two Kenwood Three-Flats

A Chicago developer landed a pair of new construction permits on October 27th to build residential buildings one block from each other in the Kenwood neighborhood. Hancock Management & Construction Company is the developer and general contractor for the two projects, which have reported construction costs of $450,000 apiece.

A permit was applied for on September 11 for a three-story plus basement, three-unit building at 4320 South Greenwood Avenue. Three surface parking spaces are to be included at the rear of the property. The following day, on September 12, a second three-flat application was filed, this time for 4327 South Ellis Avenue. The specifications are limited, but identical, with three surface parking spaces the only detail included. Red Architects is named as the architect of record for both properties.

The two parcels are vacant with adjacent lots available. Older Google images show advertising on each site for Genesis II Residences, heralding single-family homes that were expected to have starting prices of $450,000.  The newly permitted three-flats do not appear to be affiliated with that previous plan.

All six new units are within a block of CTA service via the Route 43 bus that makes stops at the north end of the residential block. Route 4 and X4 buses are available six blocks west at Cottage Grove Avenue. The 4th Street – Kenwood Metra Electric Line Metra train stops three-quarters of a mile southeast at East 47th Street and South Lake Park Avenue, where boarding is also available for Route 2, 6, 28, and 47 buses.

  1. This general area has had a lot of permits given out recently! Hopefully that trend continues and these neighborhoods can make that turn around. Now if only the metra there becomes rapid transit like the CTA, that would make it incredible
