Trio Of Six-Unit Permits Issued For Residences In East Garfield Park

Three permits were issued by the City of Chicago over the past week to erect a trio of two-story, six-unit residential buildings in East Garfield Park. All three applications were filed on January 6 of this year. The first two permits came through on October 24, and the third was issued October 27. Each permit shows a reported cost of $2.375 million.

The first permit is for 3015 West Polk Street, near the boundary between East Garfield Park and North Lawndale. Aside from floor and units counts, the only detail in the permit is six parking spaces. Chicago House is the developer, with SPACE Architects + Planners working on designs. Blackwood Group LLC is named as the general contractor.

That same trio teamed up for the second permit, at 129 South Whipple Street. This will also be a two-story, six-unit building, but with the inclusion of five parking spaces instead of six. Both parcels are long-vacant lots, though a demolition permit issued to 3015 West Polk in July allowed for the removal of existing foundations.

The third permit is assigned to 209 South Whipple, a vacant lot on the corner with the east-west alley. The third building will be of the same two-story, six-unit frame construction as the first two, but is to include only three parking spaces.

Chicago House received another permit for six units with three parking spaces in September, with SPACE and Blackwood Group once again on board for the development. That permit filled an empty lot at 3031 West Polk Street, and was also applied for on January 6. It was issued with the same reported cost of $2.375 million.

  1. East Garfield Park really seems to be filling in at an increasing rate

    • I agree, it’s lovely to see happening. It’s a great area that deserves to become a lot more walkable. Increased population density is needed for this to happen.

  2. It really looks like those Invest South/West projects are doing precisely what they intended.

    An expensive initial investment, but the ripples are quite visible. Can’t wait to see more.
