A vacant lot in North Lawndale at 1134 South California Avenue will soon be filled, thanks to a new permit issued by the city. Developer Mismo Holding LLC and general contractor Fargo Group LLC, both registered to the same South Wentworth Avenue address, received the permit on September 12 after filing to build in June 2024. It came through with a reported cost of $350,000.

Peter Sterniuk is named in the permit as the architect of record. He has designed a three-story, three-unit building with decks at the rear of the structure connected by a common stairway. No other architectural details are mentioned. A three-space parking pad will be added off the alley at the rear of the property.

The subject parcel lies between a three-story residential building and a one-story, single-tenant commercial structure. The site is currently vacant. There are five more empty lots just north and south of this one, as well as several more behind it on Mozart Street. A three-flat was issued permission to build in August of last year at 1139 South Mozart, but there are no pending permits in the Chicago Data Portal that would fill in additional gaps.

1134 South California is one block north of Douglass Park. Public transportation is available at the intersection of California Avenue and Roosevelt Road via bus routes 12 and 94 by walking one block south. The California Pink Line elevated platform is a little less than a mile south, with the 94 bus creating a convenient connection. The Western Blue Line platform is just over a mile northeast at the Eisenhower Expressway.

    It’s astonishing how such a prime location, in relation to the grand park space, remains empty. This would be a premium value in most worldly cities.

  2. The foundation is already in the ground for this one. Excited to see increased utilization of vacant land taking root in Lawndale!
