Demolition is underway on a large single-family home at 2642 North Lakewood Avenue in the Wrightwood Neighbors area of Lincoln Park. Tir Conaill Concrete received a permit on July 2 to begin work, at a reported cost of $45,000, and they are now in the process of bringing the building down.

Despite the vintage appearance of its front façade, the home was built recently, in 1992. Real estate records show it was purchased by the entity of Lakewood 2644 LLC for $2.5 million in May. As of August 8th, they have a pending permit in the Chicago Data Portal to erect a three-story with basement, four-unit building addressed as 2644 North Lakewood.

The parcel sits next to the alley access on the north side of the lot that then extends south from the rear of the property. A five-car garage will be erected there. Matthew Skoda is named as the architect of record, but the permit does not yet cite who the general contractor will be, nor is there a reported cost. It is presumed the units will be for-sale condos due to the size and scale of the lot, the amount paid for the tear-down opportunity, and the presence of parking for more than one car per unit.

As of August 21, the garage had been removed, and the demolition crew was tearing into the residential portion of the property. The east façade, and its prominent 2642 North Lakewood etching, were still intact. It is expected that the new construction permit will be issued soon, and erection will get started as soon as demolition work and cleanup is complete.

  2. This is the type of demo/replacement I love to see! We need this all over Bucktown too which used to be a proper dense city neighborhood with plenty of apartments, now replaced by out of place single family homes taking up 2 lots

  3. It was ugly building,hope the new building is more in tune with the Architect Of the neighborhood.That’s what really makes new buildings fit in this was jnot a good look thanks for making our neighborhood better.

  4. Unless it was poorly built… this is a huge waste of materials. I’m surprised that readers have completely glossed over that we are tearing down a building that is only 33 years old in a city that has empty lots everywhere.
