Two demolition permits were issued on June 30 for neighboring homes at 2677 and 2679 North Orchard Street in Lincoln Park. Real estate records indicate both were constructed in 1895, and they appear to be singly-family residences. The entity of 2677-79 N Orchard LLC is named as the property owner. Builder Luxury is listed as the demolition contractor in both permits, at a reported cost of $20,000 for both demos, which include the two residential structures and two detached garages on the alley.

The homes sit at the north end of the 2600 block near the corner of Orchard Street and Schubert Avenue. A masonry multi-unit building lies to the north, and an 1880s-era single-family home is immediately south. Real estate records show the LLC purchased both homes to be demolished back in May. Each shows a sale price of $1.35 million, and the purchases were made from the same owner. That owner bought the homes separately: 2679 North Orchard Street in 2008, and 2677 North Orchard in 2018.
A new construction permit hit the Chicago Data Portal on Monday, July 7 to erect a three-story with basement, four-unit masonry building addressed as 2677 North Orchard. Designed by Michael Cox & Associates, plans include a private deck atop the third floor and covered decks on the rear of the structure. A detached four-car garage on the alley will have a rooftop deck of its own. The pending permit does not yet name a general contractor.
Nearby transit options are located just one block south of Diversey Parkway and one block east of Clark Street, the lots are convenient to CTA bus Routes 22, 36, and 76. To the west, the Route 8 bus makes stops on Halsted Street, and the Diversey Brown/Purple line elevated train platform is less than half a mile away on foot.

I would like to know what project they are going to advance there although these houses already had their years of being built they could not be restored and preserved

These homes are gorgeous. The previous owner(s) did a wonderful job keeping the charm and character of these homes. I hope Yimby readers look at the listings on Redfin or Zillow.
These homes should not be demolished unless the plan is to incorporate multiple units in each new structure. It’s a shame to see these beautiful homes disappear.
I’ve walked by these charming homes many times and thought, well, it’s just a matter of time til someone tears them down for something larger. Well, it’s happened – but very glad to see they will be multi-units. Good design TBD.
These homes are so ugly. I’m starting to suspect some of the people here aren’t Yimbys
As someone who lives in the neighborhood, these are not ugly and were very well maintained. Some of the last standing “normal sized” homes left. So this is very sad and devastating. They also were full of affordable renters and this project is bringing in million plus prices which is continuing to push affordable options out of the neighborhood. This is nothing short of sad. Comments about this being better know nothing about the homes or the neighborhood.
