Demolition of a masonry industrial-style garage structure at 3116 North Western Avenue in North Center has been completed, clearing the site for a new residential building by developer Chlopecki Contracting LLC. A demolition permit for the building, which sat at the back of the lot with open space out front, was issued on June 16th of this year.

Recon Excavating handled demolition work, at a reported cost of $20,000. Real estate records show the rudimentary concrete-block garage was built in 1944, and the property last sold in 2024 for $210,000. An excavator remains on the property in anticipation of foundation work starting for new residences.
A pending permit in the Chicago Data Portal, applied for on March 19, calls for a three-story plus basement, two-unit building for the parcel. Designed by Red Architects, there will be a metal deck on the back of the structure and a two-car frame garage at the alley. Chlopecki Contracting will serve as the general contractor in addition to their duties as developer. The presence of two units over four levels would indicate these may consist of one duplex-down and one duplex-up, but it is not known at this time if they will be rental apartments or for-sale condos.

3116 North Western Avenue lies one block east of the North Branch of the Chicago River. CTA bus service via Routes 49, X49, and 77 are available one block north at the intersection of Western and Belmont Avenues. While not a convenient walk, elevated train service is available by taking the Route 49 bus south to the Western Blue Line platform a mile and a half for inbound trains, or the Route 77 bus 1.3 miles west to the Belmont Blue Line subway station for outbound trips toward O’Hare.
