A demolition permit was issued May 5th for a two-story single-family residence and its two garages at 4142 North Greenview Avenue in the Lake View Community Area’s Graceland West neighborhood. The permit follows on the heels of permission to construct a new SFR on the same lot. That permit was applied for on March 31st and issued April 21st, with a reported construction cost of $650,000.

Environs Development on Lincoln Avenue in Lake View is the developer, architect of record, and general contractor for the forthcoming residence, keeping the new house entirely in-house. Precision Excavation is named as the demolition contractor for the old structure. The only details mentioned in the permit are that this will be Type 5A frame construction with an attached masonry two-car garage accessed from the alley off Berteau Avenue.

A preview of the home on the Environs website indicates an 8,000-square-foot home with nine-bedrooms and six bathrooms. It is expected to be complete in spring 2026 and available at a price of $4.7 million. Real estate records show the current home was built in 1900. Environs Development purchased it for $1.625 million earlier this year.

4142 North Greenview Avenue is located with a two-block walk of CTA bus service via Route 9, 22, and 80. The Irving Park Brown Line elevated platform is located just over half a mile southwest, at Irving Park Road and Ravenswood Avenue.

I’ve never been one to take the permit’s reported cost literally.

9 bedrooms is absolutely massive but 4.7 million is A LOT for Graceland West. That’s 6 flat money.
