Progress is beginning to show at 4907 North Paulina Street in the Uptown neighborhood, as general contractor Moments Notice Services takes a new residential project vertical. The site of the new four-story, 32-unit development is now marked by brick and block work as the courtyard building takes shape.

Dale Foster Architects designed the project for Hayes Properties, creating one-bedroom, two-bedroom, and three-bedroom floor plans. There will be 27 surface parking spaces behind the building, accessed from the alley off Ainslie Street. A 2022 variation was approved to reduce those parking spaces from the original 32-count, and to reduce the square footage of the open yard in back. The permit to begin work was issued on August 27 of last year, with site prep and construction work getting started in late February. Four residential buildings, at 4907, 4911, 4915, and 4917 North Paulina, were demolished in 2024 to make way for the new development, which is located between the Bethany Methodist medical center to the north and another Hayes development, 4901 North Paulina, to the south.

Residents of 4907 North Paulina will find bus service two blocks away via Routes 9 and 81 at Lawrence and Ashland Avenues. Two blocks east of that intersection are stops for the Route 22 Clark bus. The Route 50 Damen bus provides north-south service about six blocks west. The Ravenswood Metra station and its access to UP-N trains is about four blocks away at Lawrence and Ravenswood Avenues, with additional rail service available at the Damen Brown Line elevated platform, just over three-quarters of a mile southwest.

    I don’t think I’ve ever seen new construction look so much like a 1920’s courtyard building before. I’m very curious about how this turns out.

  2. We need like 10 of these from 4-6 stories in the south and west side like yesterday. So many open lots where these can be built. Screw the parking requirements and get these things built!

  3. Love to see Chicago’s vernacular architecture getting built. The balconies are a nice touch too. Feels very cohesive with the neighborhood. More of this please!

  5. LOVE the courtyard design – so much more light in the apartments. The brick looks so appealing. Yes – let’s have more of these instead of the boxy cookie-cutter designs that seem to be going up all over. I’m grateful for these, too, as we need more housing, but let’s give those overworked designs a rest.

  6. I’m so excited for this development! It’s time to bring classic architecture back instead of boxy, glass, VE’d buildings. This will be a great addition to the neighborhood.

  7. Proof that yes it IS still possible to build those old-school Chicago styles, if the developers actually want to.
