Five residential units have been permitted to replace an 1890s home at 1942 North Orchard Street in Lincoln Park. The previous structure was torn down last fall, with the site marketed as a redevelopment opportunity. After demolition, the double lot sold in January for $4.2 million to Swan Property Development of Orland Park, who will now erect a four-story with basement building here.

The new construction was permitted on April 4th, with an application date of March 17th. The reported cost for this permit is $2.763 million. Details include a deck on the rooftop along with a pergola and stair enclosure, and rear balconies on the first through fourth levels. A detached five-car garage off the alley behind the building will also be topped by a roof deck. Hanna Architects is listed as the architect of record, and Swan Property Development will be their own general contractor.

It is not clear at this time if these will be rental units or condos. The most recent YIMBY site visit back in October showed the previous structure gone, but foundations still in need of removal.

  1. Once again, shocked that something other than a massive mcmansion is being built in this area.

  2. The building shown in the photos doesn’t look like an 1893 structure. It looks like a new-build of some sort. If it was 1893 it was a radical and important piece of progressive design. Never mind! All gone.

  3. The Lincoln Park real estate market is weird. One developer will tear down a 3-flat to build a mcmansion and then two years later on the same block another developer will do the exact opposite.
