A pair of new construction permits have been issued by the City of Chicago to allow construction of 14 townhomes in the Douglas neighborhood. An LLC registered to an address on LaSalle Street in The Loop was the recipient of the two permits, and with the exception of the homes’ street addresses, they are identical. Each comes with a reported construction cost of $4.1 million; the application date shown for both is November 15, 2024. D.O.M. Properties Investment, Inc is the general contractor.

The first permit was issued on March 21, and it covers seven three-story townhomes spanning 3244 to 3258 South Dr. Martin Luther King Jr Drive. Structural details include decks and stair enclosures on each roof, with second-floor balconies adding additional outdoor space. There will be a detached garage with one parking spot at the rear of each townhome. Hanna Architects is the architect of record.

The second permit was issued on March 24, and it spans 3245 to 3259 South Calumet Avenue. As mentioned, it calls for seven townhomes with the exact same specifications as the King Drive permit. The development replaces a large surface parking lot on the northwest corner of King Drive and 33rd Street that is part of the Camp Davis State Historic Site.

The 14 townhomes are surrounded by transit options, including a Divvy station at the south end of the block at 33rd. The Route 3 King Drive bus has stops going northbound and southbound on the corner, and Routes 1 and 4 are available via a three-block walk to Indiana Avenue and 32nd Street. The 35th-Sox Red Line platform is about three-quarters of a mile west at the Dan Ryan Expressway via the 33rd Street Entrance, and the 35th-Bronzeville-IIT Green Line station is a bit shorter of a walk. The 35th Street-Lou Jones Rock Island Metra train station at 35th and LaSalle is about eight-tenths of a mile away.
