The basement is in, and progress has moved to the first floor, on a four-story, eight-unit residential building at 2435 North Clybourn Avenue in Lincoln Park. Developer/general contractor PFH Homes LLC of Lincoln Square received a permit to begin construction on October 28 of last year, having submitted their application in July. The permit shows an estimated construction cost of $2.95 million.

Michael Cox Architecture is the architect of record. Building details include balconies at the front of the structure on the three upper floors, with a rear deck for the first-floor units. A rooftop deck will add more outdoor space, though it’s not clear if that will be available to all residents, or only those occupying the fourth-floor units. According to the construction permit, the one-to-one parking ration will place two spaces on the first floor, while the remaining six spaces will be located inside a pair of detached garages at the rear of the property. One of those will contain four spaces; the other will have two.

The 2400 block of North Clybourn is rapidly changing. The two lots north of 2435 contain a pair of three-story, three-unit buildings that were permitted in December 2019 and February 2020. Two doors past those, 2247 North Clybourn is a three-story, three-unit development that was permitted in June 2018. And two weeks ago, we showed you progress on yet another pair of three-unit buildings underway at 2469 and 2471 North Clybourn.

Residents of 2435 North Clybourn Avenue will live about three blocks away from CTA bus service via Routes 9, X9, and 74 at Fullerton and Ashland Avenues. The 74 bus can be used to connect with the Fullerton Red/Brown/Purple Line elevated platform one mile east. About three-quarters of a mile south is the Clybourn Metra station, and its access to UP-N and UP-NW trains. The Route 9 Ashland bus can be used as a Metra connection.
