A four-story with basement, eight-unit residential building is underway in the Lincoln Park neighborhood at 2435 North Clybourn Avenue. The development from PFH Homes of North Center replaces a double lot that has been vacant since a demolition permit was issued in 2014 for the two-story building at 2437 North Clybourn. The new permit was issued October 28 of this year.
Designed by Michael Cox and Associates, the building will feature outdoor spaces on each floor, with a rear porch on the first level, front balconies on the second, third, and fourth floors, and a rooftop deck. The ground floor will include two garage spaces, while a pair of garage, one with two spaces and one with four, will be built at the rear of the lot. There is no mention on the permit of a rooftop deck for either garage structure.
PFH Homes is also the general contractor for the development. They have already dug up the grass and paved lots that used to occupy the site, and excavation work for the basement level is underway.

Just a FYI that the street number in your headline is incorrect. 2535 is a Menards!
