Six-unit residential building nears completion at 1218 W Belmont Avenue in Lake View

A four-story, six unit residential development at 1218 W Belmont Avenue in Lake View appears to be nearing the finish line. The building, designed by AP Architects LLC, bears the address of 1218 for its west portion, and 1216 for its east portion. Belmont Development is the property owner, with Heritage Builders of Wilmette serving as the general contractor, according to the New Construction permit issued by the City of Chicago back in July of 2022.

New Construction permit issued July 1, 2022 via Chicago Data Portal

The masonry construction includes front-facing balconies on all units, which are soon to have railings added, and commercial space occupying the ground floor. There is also a seven-vehicle garage at the rear of the property, accessed from the alley. The new building replaces a two-story structure that received its demo papers the last week of 2017.

Residents of 1218 W Belmont Avenue will have less than half a block’s walk to catch the Route 77  bus at Racine Avenue. Walking four-and-a-half blocks to the east will take them to the CTA’s Belmont L platform, which serves Red, Purple, and Brown Line trains.

  1. My pet peeve: buildings not flush against the front lot corners thereby revealing the unfinished sides of adjacent structures. Architects, please be aware of site context.

    • I think this may be from the existing building, not the new one. The adjacent building has small balconettes which would need to be removed to build flush with the existing building. That would imply that it is setback a little.
