Funding Confirmed For Multi-Generational Development At 5300 S Calumet Avenue In Washington Park

Partial funding has been announced for the affordable residential development at 5300 S Calumet Avenue in Washington Park. Located on the southwest corner of the intersection with E 53rd Street, the proposal will replace a long-time vacant lot. The efforts are being led by developers The Renaissance Collaborative (TRC) and Housing Opportunities & Maintenance for the Elderly (HOME).

Dubbed the ‘Abrams Intergenerational Village’, the project is named after TRC’s founder Patricia Abrams who researched and conceptualized the multi-generational concept. This will serve ‘grandfamilies’, or grandparents raising dependents, as it envisions a community of grandparents, grandchildren, and independent seniors that can assist each other. Hoping to provide an increased quality of life for all involved.

Set to rise six-stories and roughly 60-feet tall, designed by local architecture firm Moody Nolan. Inside will be 71-residential units, these would be divided in a unique way:

  • 25 units made up of two- and three-bedroom layouts aimed at grandfamilies, grandparents 55+ raising grandchildren.
  • 39 units made up of studios and two-bedroom layouts aimed at seniors.
  • 7 studios would be aimed at college students aged 18-24 who are experiencing homelessness to provide light assistance to seniors.

Residents would have access to on-site social services for kids and seniors, community rooms, gardens, play areas as well as fitness, library, and computer rooms. The exterior would be clad in a mix of gray brick and concrete panels, with yellow and light gray accent panels. Residents would have access to over 25-vehicle parking spaces in the rear.

The project was inspired by the West African “Boa Me Na Me Mmoa Wo” symbol of cooperation and interdependence according to the project website. The approved funding came in the form of LIHTC money, though an amount was undisclosed. However the overall project comes at a cost of $36 million, for which half of its financing has been secured and another half is pending. A groundbreaking is expected this fall.
