Construction is underway for a new development at 1352 W Diversey Parkway in Lake View, with a permit issued for a four-story, three-unit residential building. The self-certified permit was issued on November 20.
Designed by architect John Hanna, the building is set to include a basement, a rooftop deck with a stair enclosure, and rear porches accessible from the first three stories. Additionally, there will be a rear stair leading to the fourth story and a front balcony on the fourth story. For resident parking, the plan includes three exterior spaces on a concrete pad. BM UK Enterprise Company, based in Northbrook, IL, will serve as the general contractor, overseeing the project’s construction.
This project has a budget of $1,739,829, and permit fees for the new structure totaled $7,353.29. When complete, residents of 1352 W Diversey Parkway will be a seven-minute walk to the west from stops for Routes X9, 9, and 76. Beyond that, the Diversey CTA station, which services the Brown and Purple Lines, is located an 11-minute walk to the east of the property.

Do the project budgets on these posts include the land costs, or is that just construction costs?
