A construction permit has been issued for a new residential development at 3252 N Racine Avenue in Lake View. The approved structure is a three-story building with two units, featuring a basement and an additional roof deck/enclosure. Other design components will include a rear elevated patio, rear three-story stairs, first and second rear porches, and a two-vehicle garage equipped with a roof deck, according to the submitted plans.

The Alverna Group LLC owns the project, while the architect for this development is Vari Architects. As of this writing, no additional design details or renderings have been provided or found online. The new structure will be replacing a two-story frame building.

In terms of transportation, closest bus transit includes Route 77 stops via a two-minute walk south to Belmont & Racine. For CTA trains, the Brown Line at Southport station is a nine-minute walk northwest, while Belmont station for the Red, Brown, and Purple Lines is a 10-minute walk southeast.

Desmond Builders has been identified as the general contractor for the construction, with the reported cost set at $540,000. An estimated date of completion has not been specified yet.
